Maintenance

Upon someone's departure from the premises, both an office and maintenance staff member will jointly execute a comprehensive checklist to assess various aspects of the residence. Commencing with the appliances, each will be activated and subjected to a complete cycle to verify their proper functioning and identify any potential leaks. Next, a meticulous examination of every cabinet and drawer will be undertaken to ensure the functionality of the soft-close feature. Any chips/dings will be corrected as well. The outlets throughout the home will undergo testing to confirm a secure electrical connection, and any necessary repairs to the walls will be promptly addressed before the home undergoes the painting process. The final phase involves a thorough cleaning of the entire residence. Our third-party vendors are enlisted for this crucial task, ensuring that every nook and cranny is immaculate, creating a pristine environment for the upcoming move-in day.

For your convenience, there are several different ways to notify the office of a maintenance request. 
1. Through our mobile app. When logging into the app, scroll to the bottom of the home page and click 'Submit Maintenance Request'. 
2. Call the office Directly at 253-509-2042 and include any necessary info about the repair. 
3. Email the office at [email protected] with details and any photos of the issue. 
 

We have a 24 hour work order gaurantee! Meaning, with in 24 hours of submitting the request, an office staff member will be in contact to schedule the repair. If permission to enter is provided during business hours, maintenance will be in the home completing the repair before the 24 hours have passed! 

As long as permission to enter has been provided, your presence is not needed. Maintenance cwill happily complete any work needed while you are away. If a third party vendor is needing to complete work, a staff member is present with the represenative at all times. 

For after-hour lock outs, please contact a local locksmith to regain access. Lockouts during business hours, contact the office 253.509.2042 for a spare key. 

We encourage you to decorate the home as you please! Tack holes will be considered as part of the normal wear/ tear on the home. Repainting/ repairs from any additional fixtures will come at a charge of $65/hr.

Rooftops are open from Spring- Summer 8am - 10pm.
During fall/winter the BBQ's are still operational, but the rooftop furniture is put away for winterization.

Parking is offered as a first come first serve for reservation for standard and compact spaces for an additional cost per  amonth. Motorcycle parking in the garage is also available. 
EV charging is reserved and comes at an additional cost from a standard space due to the electricity usage. 

No hookups in any of the homes. Each home has a stackable washer and dryer already installed. 

Yes, cats & dogs only. 

$700 for x1 pet, $1,000 for x2 pets. $45 per rent is added monthly. 

No weight limit or breed restriction. 

No pet park, but a pet spa is offered! 

Stainless steel refrigerator, oven, dishwasher, microwave and washer/dryer. Please check the amenities page for more details.

If the package requires signature, office staff will hold unless informed otherwise. All standard packages will be delivered to the controlled access package room located in the lobby. 

The fitness center is open 24/7!!

Elliptical, treadmill, electric bike, cables and free weights up to 50lbs. Yoga mets, bands and weighted balls are available in our fitness center.

No amenities space fee, Quiet Hours are from 10pm- 8am.

Walk ins are welcome, but appointments are reccomended due to the high volume of tours requested. 

A represenative is in office from 9am -6pm M-F and 10am - 5pm on Saturdays.

The approval process can take up to 72 hours. 

Move in costs are deterimined by the move in date as fees include pro-rated amounts. We do NOT ask for first and last months rent. 

We accept first time renters with a co-signer. 

We recommend setting up recurring payments online through the third-party service, Rent Café. Otherwise, the office can accept a cashiers check, money order, or a personal check.

Rent, Utiliities, parking and sotrage if you decide to add.

Residents are required to purchase and maintain a liability policy for at least $300,000.

None, they are a separate flat fee. 

Electricity is the only account needing to be set up in the residents name. Water, sewer and garbage is billed with a separate flat fee and can be paid directly with rent. 

The homes have modeums pre-installed for S=Century Link and xfinity. 

Yes, resident referrals are paid. Amount varies based of home size and lease length. 

Guests are welcome to visit whenever they feel like! Please keep the visits to a minimum of no more than 7 consecutive days or 14 days
within a 12 month period. 

All prices stay the same no matter the lease term. Only 2 months of rent can be accepted at once. 

No, subleasing is strictly prohibited. 

Lease break fee is equal to x2 months of base rent.

South Directions: Head North on 1-5, Continue to Tacoma. Take exit 132 for South 38th St towards WA- HWY 16 Gig Harbor/Bremerton. Keep left to follow WA- HWY 16 Gig Harbor/Bremerton. Take exit 1B for Union Ave. Turn right on S Union Ave. In 2.5 mi turn left onto 27th St. At the traffic circle take the second exit onto 27th st. Follow the street for 250 ft until you arrive at the front office. 

North Directions: Head South on 1-5 towards Portland. Follow 1-5 South to exit #133 I-705 City Center. Stay on I-705 and use the left lane to take Schuster Pkwy exit. Stay right to continue on N 30th St. Turn Left on Union Ave. Turn right on 27th. At the traffic circle take the second exit onto 27th st. Follow the street for 250 ft until you arrive at the front office.
